Rental Criteria
Income: The gross monthly income of all applicants must equal at least (2.5) x monthly rent
Credit: Depending on other criteria; no property debt, no evictions (both less than 3yrs or reported within the last 3yrs). A conditional result may require a guarantor, who will need to make an income of 5x monthly rent in gross pay.
Criminal: no felony convictions (less than 10yrs old), no violent, drug, or sexually related misdemeanors
Application Costs:
Application (Non-Refundable) $125/person over the age of 18
Holding Fee $200 (Non-Refundable if information not disclosed accurately) *paid at time of applying & will go towards move-in costs upon approval
**additional deposit $500 depending on screening
**Falsification of application will result in denial of a refund of the application fee**

If you choose to opt out of the Deposit Waiver Program, a standard deposit will be required upon screening
1 bedroom: $500
2 bedroom: $600
Pet Deposit: $150 (1yr or older) OR $250 (less than a year)
Additional Monthly:
Community Service Bundle includes Pest Control/Valet Trash/Alarm Fee: $66
Deposit Waiver Program: $25 per month
62+ Club: 3% Off rent
Utilities:
Water, Storm, Sewer, Gas and Trash - Allocated + billing admin fee $3
Electric (you set up) - Recommended: Reliant Energy or you can use any company you wish (if you need help searching check out powertochoose.org)
Renters Insurance (you set up) – Must have minimum $100,000 liability and Timberlgen Apartments listed as additional interest
Pets - limit 2 (breed restrictions apply)
Pet Fee: $150 (1yr or older) OR $250 (less than a year)
Pet Deposit: Covered by Deposit Waiver Program
Pet Rent: $15/pet/month
